Dry Port Financial Feasibility Analysis Model

The sea transportation system that is interconnected and provides value for loading and unloading services at the main port of Tanjung Priuk is already over capacity. The establishment of a dry port in Tangerang Regency is expected to facilitate the flow of export and import goods, streamline logistics costs, and solve the dwelling time problem that occurs. The plan to establish the Tangerang Dry Port requires an analysis of the financial feasibility of the investment. The method used to solve this problem is using the Internal Rate of Return (IRR), Net Present Value (NPV), and Payback Period. This feasibility analysis calculation was carried out during pre-construction and after construction so that these calculations can be used as reference material in every decision-making, especially those related to the finances of Tangerang Dry Port. The feasibility analysis calculation uses 3 (three) scenarios, namely for optimistic conditions the IRR value is 28.8%, for moderate conditions the IRR value is 13.6%, and for pessimistic conditions the IRR value is 7.2%. For optimistic conditions the NPV value is 1,716.7 billion, for moderate conditions the NPV value is 697 billion, for optimistic conditions the NPV value is 255 billion. For optimistic conditions the payback period is 6.87 years, for moderate conditions the payback period is 9.26 years, and for pessimistic conditions the payback period is 11.2 years. From the results above, optimistic, and moderate conditions are the most feasible scenarios for developing the Tangerang Dry Port.

This article highlights a community service initiative titled "Empowering Communities through Enhancing Environmental Awareness: A Case Study of Cikelat Village, Sukabumi, West Java in Community Service Activities". In response to the pressing need for sustainable development, this project was undertaken with the aim of elevating environmental consciousness within the community. The primary objectives were to foster a deep understanding of environmental issues, instill sustainable practices, and stimulate community participation. Employing a participatory approach, the engagement encompassed workshops, awareness campaigns, and skill-sharing sessions, fostering a sense of ownership among residents. Collaborative partnerships with local stakeholders formed the bedrock of the strategy, promoting shared responsibility. The outcomes revealed a substantial surge in environmental awareness among villagers, leading to the adoption of eco-friendly practices. The success of the initiative underscores the potential of community-driven efforts to drive sustainable development by intertwining environmental consciousness and active engagement.

Assistive Technology for Communication: ESP32 Microcontroller Based 12-Button Board for Disability Students in SMP Kristen Permata Hati Manado

Education is the right of every citizen, including students with special needs, such as physical, emotional, mental, intellectual, and social disabilities. To facilitate proper education for students with special needs, a team consisting of permanent lecturers from the Electrical Engineering Study Program at Unika De La Salle Manado cared for and committed to supporting students with special needs at SMP Kristen Permata Hati Manado. The team tried to apply a 12-button board based on an ESP32 microcontroller for students with special needs or students with disabilities at SMP Kristen Permata Hati Manado to make it easier for them to communicate and interact with teachers while in class, especially when examinations are in progress or learning activities is in progress. The input on the 12-button board was processed into sound (speech) which was then sent to the receiver wirelessly so that what was conveyed by students with disabilities in the classroom could be understood by the teacher through the speakers. The results of implementation in school received a good response from the teachers and the students. Teachers were also very helpful in providing students with an understanding of the use of assistive technology.

The Design of Petilasan Gilanglipuro, Gilangharjo Village, District of Pandak, Bantul Regency

Community service activities, located in Gilangharjo Village, district of Pandak, Bantul Regency, aimed to encourage the community to enhance tourist attraction through mentoring in the Gilanglipuro site design. The approach used in this activity was participatory which was elaborated in 3 stages, namely preparation, implementation, and utilization. The preparation stage involved coordination with the Tourism Office and the officials of Gilangharjo Village, as well as identification of village potential data carried out by the university in collaboration with partners. The implementation stage included surveys and focused group discussions (FGDs). The results of this stage in an agreed-upon design concept were expected to become the village icon and a unique tourist destination in the district of Pandak. The utilization stage involved using the activity results to support the development process of the tourist attraction. This community service activity included students’ participation in the Architectural Internship subject. It aligned with the Freedom of Learning Independent Campus (MBKM) concept and encouraged the achievement of the Bantul Regency Medium-Term Development Plan (RPJM), especially in the district of Pandak. The result of those activities was the architectural design of the Gilanglipuro heritage site that accommodated Yogyakarta's cultural values, particularly Bantul, as an area with the title of Bumi Mataram.

English Teaching Assistance Employing the Multiple Intelligences Theory to Kasih Bangsa Elementary School Students

Considering that English is not the main language in Indonesia, an effective teaching method at school is crucial to students' ability to speak English fluently. However, in reality, many teachers still depend on conventional teaching methods. Therefore, this teaching assistance aims to facilitate Kasih Bangsa Elementary School students with a method that considers students' overall intelligence adapted from the Multiple Intelligences theory proposed by Howard Gardner, who argues that a person can have more than one intelligence. Furthermore, this teaching assistance is based on the Community-Based Participatory Research (CBPR) method, which focuses on the collaboration between researchers and communities. The program consists of three main processes: an interview with teachers of Kasih Bangsa Elementary School, a workshop on Multiple Intelligences Theory for the teachers, and a teaching demonstration by some of the students of the English Department, Maranatha Christian University. From this teaching assistance, the Multiple Intelligences theory is proven to improve the learning quality and boost students' motivation effectively.
